INVENTORIES - PROPERTY SERVICES

Property Inventory

Our Inventory report is a straightforward easy to understand prepared list of contents and condition of the properties fixtures and fittings with accompanying digital photos. Reports are available within 24hours.
Since the introduction of TDS in 2007 All deposits for assured shorthold tenancies must be protected. Having a independant/impartial inventory with photographic proof and written evidence will help in the event of any disputes between landlord and tenant. It is recommended that a inventory be prepared at the start of the tenancy.  

Check-in/Check-out

Check in We meet the new tenants at the property making sure they are in agreement with the condition of the property and the contents along with reported condition as outlined in the Inventory. If necessary any agreed changes can be made at this time. We then take meter readings and the agreement is signed and agreed by the tenant and keys are handed over.
Check out At the end of the tenancy the condition of the property is compared with the original Inventory in order to prevent any future disagreements before the completed check out inventory is done.  

Mid-Term Interim -Highly recommended as this shows the condition of the property and gives both the owner and tenant the opportunity to raise any concerns or problems which can or need to be rectified.

Property Services

Accompanied Viewings Never turn away potential tenants or purchasers again.  We can offer over booked estate agents and landlords the option to have accompanied viewings carried out professionally. We can do this by the hour or for block viewings by the day.  
Fees are payable in advance charged at £30 per hour or £120 for a full day

Key Collection Service We will arrange to collect keys for a property on behalf of the owner or the property agents whether that be for a tenant, contractor or delivery. Upon completion we will then promptly return keys. Purchasers/ Sellers let us take the stress out of your property purchase or sale with our Negotiation agent service for just £350 Allocated with your own dedicated agent who will do all the chasing for you; deal with solicitor/conveyancer, lender, and agents on your behalf from first offer through to completion keeping you up to date throughout the whole process!
